Curb Appeal - The first thing a buyer will see is the outside of your house. Often a buyer will pass by and decide not to go inside if you don't have good curb appeal.

  • mow the lawn
  • clean up any clutter (trash bags, boxes, leaf piles, toys, etc.)
  • rake leaves
  • trim bushes and walkways, remove dead branches
  • remove weeds
  • clean patio furniture, remove pieces that are broken or worn out
  • paint/stain front door, porch rails, etc.

Light & Bright - Buyers tend to favor a light bright open appearance. It also makes your home feel more spacious.

Cleanliness - A messy, cluttered, dirty home has very little appeal, and looks like a lot of work for a new buyer.

  • keep kitchen sinks and counters clean and sparkling, counters should be clutter-free
  • vacuum and shampoo carpets
  • wash floors
  • keep bathrooms clean and neat
  • minimize the number of pictures, nic nacs, etc. - sometimes too many of these makes the house feel cluttered
  • keep moving boxes in the garage or closets, keep toys picked up
  • if there are pieces of furniture that aren't necessary, move it to the garage - rooms with too much furniture may feel small
  • eliminate odors (smoke, stale food, trash, etc.)

 
  

If it's broke, fix it - Unless you are selling your house "as is", you may need to fix items that are broken. Most buyers will have a home inspection and will most likely request these items fixed. You will need to consult with one of our agents about the feasibility of fixing more major items.

  • Fix anything that is a safety issue
  • fix or replace broken windows and screens
  • make sure light and ceiling fans work
  • replace or fix broken doors and trim pieces
  • fix broken steps - make sure there are no tripping hazards
